Ontario’s largest musculoskeletal care centre

The Musculoskeletal (MSK) Centre’s new building in Waterloo, Ontario is the province’s largest musculoskeletal healthcare facility. Spanning 30,000 sq. ft., the MSK Centre supports seven associations that work collaboratively to offer a comprehensive, multidisciplinary approach to musculoskeletal care.

In recent years, the MSK Centre has grown its team, enabling it to take on more patients within the Kitchener-Waterloo region. With this growth came a vision to provide a more comprehensive, accessible approach to quality care. To achieve this vision, the MSK Centre consolidated its two existing locations into a new state-of-the-art facility in Waterloo. The new building accommodates physiotherapy, sports medicine, orthopedic surgery, bracing, chiropractic, orthotics, massage therapy, shockwave therapy, and injection services under one roof – giving patients a one-stop destination to access care services along their healing journey.

Multi-service collaboration

The MSK Centre initially engaged our Colliers brokerage team to locate the right space for the new care facility. Once the team settled on the 435 King Street North location, the brokerage team recommended our construction solutions team to assess the building’s design and construction strategy, and identify gaps to ensure project costs aligned with the client’s budget. Additionally, we provided comprehensive project management services, and facilitated the procurement of furniture, movers, information technology and audio/visual providers.

Our project managers worked closely with MSK’s stakeholders to provide regular updates, insight and value to the project. Upon completing a Class D cost estimate, we realized the overall project cost would come in above the proposed budget. However, after tendering and working with the construction manager to achieve competitive pricing, we were able to deliver the project $500,000 under budget.

With existing lease agreements, it was also important to maintain the project schedule and avoid disruptions to patient care. The project team salvaged and reused materials and equipment from the client’s existing facilities to mitigate supply chain delays that may have otherwise put the schedule at risk.

The MSK Centre successfully welcomed patients to its new facility in October 2022, where it will continue to offer a complete range of treatment options to restore function and improve quality of life for its patients.
